Peccioli

Characteristic detached “country villa” with an outbuilding in one of the most charming villages within the municipality of Peccioli. The house sits on a plot of approximately 5,000 m² with a 1,600 m² garden and the remainder consisting of agricultural land, including an olive grove.

The main house is currently divided into two apartments, but the original structure as a single-family home is still intact and can therefore be easily restored. A central entrance with a staircase serves both units: The first apartment, on the ground floor, consists of a living room, separate kitchen, two double bedrooms, two bathrooms, and a storage room. The second apartment is located on the upper floor and features a living room with an open kitchen and pantry, three double bedrooms, a bathroom, and a storage room. Adjacent to the main house is a brick-built “fienile” with a floor area of 50 m².

An above-ground swimming pool has been installed on the property. The house is equipped with gas heating, water, and electricity, all with certified installations.

The house has fully retained its original form in the typical architectural style of the 1930s–1950s. This architectural style, often incorrectly referred to as “Liberty style” but more accurately classified as Art Deco, is characterized by symmetry and generously proportioned and practically laid-out rooms. Some work to preserve/return the original condition may be necessary, but the house is immediately habitable.

The location is strategic, about a 35-minute drive from Pisa Airport and an hour from Florence Airport. All major Tuscan cities can be reached within an hour, and the coast in about 45 minutes. The house is located on the outskirts of the village, surrounded by greenery, and is directly accessible from a paved road. The village center offers a few amenities, such as a post office, a bar, and a grocery store.
