Piobbico

This original farmhouse, located in the beautiful countryside of Le Marche, with views on the Apennines, has all the potential to transform it into a lovely (vacation) home in a wonderful region. It needs love, attention and a restoration project to restore the property to its original glory. Privately located at the end of an uphill country road, one enters the property through an beautiful gate. On the property there is the main building, consisting of a stable, the house to be immediately occupied, a part to be renovated. Furthermore, there is an agricultural storage, and a swimming pool with pool house with sanitary area.

Living area to renovate
The external staircase in front of the house leads to the open terrace with a fantastic view and the entrance. There are 2 large rooms with original fireplace. This part, after a thorough renovation, could become an independent apartment. On the first floor below this part, there are still some rooms/canteen to be renovated. Here is still the original wood oven, where the bread used to be baked.

House to move into immediately
This part has been totally renovated, including the roof. One enters through the large covered terrace on the first floor, where it is lovely to stay on hot summer days. In the spacious cozy living room / open kitchen is also a passage to the staircase, whose steps are made of gray stone. On the second floor are the landing, 3 bedrooms and a nice bathroom with shower, toilet and sink. The foundation of the house was reinforced 8 years ago with 17 piles of 8 meters long and a diameter of 50 cm. These piles are interconnected horizontally.

Stable
The rear part of the property consists of the still original stable, with feeding and drinking troughs. This part could be restored. One half of the roof has already been renewed.

Separate barn
Large agricultural storage of 100 m², possibly to be used directly as a garage, or to be converted into an apartment/hobby/yoga room.

Garden
The enclosed garden has a lawn with terraces, various trees/plantings and a brick BBQ, to enjoy even more beautiful, long summer evenings with friends/family.

Swimming pool
Length 10 m, width 5 m, depth from 1.50 to as much as almost 3 meters, diving board, pump installation and new filter system based on crystals. The tile terrace around the pool needs some attention.

Installations
Heating in the main house by radiators/pellet stove and water heater. The electricity has been newly installed. There is no municipal water, but there is a private water supply: a concrete tank of 16 m³ located in the woods, so not visible from the garden, and a tank with a capacity of 5000 liters. The tap water is heated in winter by the pellet plant, while for the summer there is an electric boiler. Energy class: G.  

Property condition
As mentioned, there are 2 areas to be totally renovated. Here repair and plastering work will have to be done both on the inside and outside (windows, window frames, plumbing, tiling, electricity, plumbing kitchen and bathroom).
